Management Service:
This service includes the day to day management of your home. Our administration team make sure all the following tasks are done on a daily basis, organising house cleaning, taking bookings, book keeping, paying of utility bills and e-mailing monthly statements. Our administration team are also in daily contact with our external team to ensure that the homes are in prime condition ready for the next guests.
Pool Service:
Includes a once weekly service making sure the water is properly chemically balanced and filters are cleaned. Removal of any bugs and debris caused by rain, & vacuum as required. Minor repairs and replacement of worn parts are dealt with as required. We will contact our owners when a larger item like a pool heat pump requires to be installed.
Pest Control:
Is done on a monthly basis. Both the exterior and interior perimeter of the home is sprayed and treated for pests. This is not a termite service. It is recommended that once a year a termite inspection is performed by a licensed company for an additional fee. Should any live bugs be found inside the home, our pest company will come out immediately to take care of them.
Lawn Care:
Includes regular cutting of the lawn, as well as cutting, edging and blowing, weeding of flower beds and spraying of the lawn for insects and fertilizers. If you would like to add more plants, mulching or to make your very own Tropical oasis we will be happy to carry out this service for you at an additional fee.
Cleaning:
Is carried out after the departure of each guest and the home is checked for any damaged or missing items. The home owner will be notified immediately of any damage or missing items. Floridaourvillas recommend that all the villas be professionally cleaned after each departure by our cleaning team, and then we know it has been cleaned to our level of service for the next arriving guest. We take pride in your homes as if there were our very own.
Spring Cleaning:
We recommend spring cleans at least twice a year. Dusting is from ceiling to floor. Cupboards and drawers are cleaned out. Appliances, including the refridgeerator, washer and dryer, are moved and cleaned underneath. A spring clean is a deeper clean that ensures hard to reach places are dealt with, those areas that cannot be covered during the time restraints of a regular clean. There is an additional fee for this service.
Pressure Washing:
We recommend pressure washing the pool deck, pool screen & frames, patio furniture, exterior walls, pathways and entrance ways into the home at least twice a year to combat the mildew caused by heat and humidity. Additional fee is charged for this service depending on the size of the areas.
Maintenance:
Is carried out on your home as required. We tend to address smaller issues as we go along, contacting you only for any amounts over $200, and we will then require your approval for the pending work. Our skilled external team can lend their hand to many trades from general repair work to, decorating, carpentry and many other building works. Tell us what you would like doing and we will get a quotation to you pending the works to be carried out. This saves you time to enjoy your vacation without the hassle of having to do it yourself.
Replacements:
Home owners will be contacted regarding any household replacements over $200. There are household items that inevitably will need to be replaced as they will suffer from the wear & tear and general usage, i.e towels, dish towels, linen, pillars, pots & pans and cutlery.
Guest’s Services:
Are available 24 / 7, in the rare event if you have an emergency just pick up the phone and call us. If a guest has a question or needs to report a maintenance item, we are on hand to help and will always try to resolve any issue. Things can and do go wrong and we want to assure you that we are committed to assisting all guests in a timely and helpful manner. We are here to ensure they have a wonderful stay with us.
Escrow Account:
We require a balance of $1250 in escrow at all times.
Accounts:
Floridaourvillas issue detailed statements at the end of each month to all owners. We require that the outstanding balance together with Escrow be received no later than 7 days after the issue date of the statement. A 3% late payment fee will be added to the following month’s account if payment is not received on time. Below is a brief breakdown of set bills required to be paid each month:

There may also be supplies and repair bills that will also appear but you should ensure that there are sufficient funds lodged in your escrow to cover the regular bills. Floridaourvillas will not be responsible for check Inns, utility bills, pool services, cleaning of the home, pest control, taxes or repairs of any kind if an account has insufficient funds available. Please note there will be NO EXCEPTIONS.
Bank Information:
If we are required to deposit money into your personal bank account, we will need the name of your bank and your bank account number.
Bookings:
Your home will be featured on our website and be incorporated in our marketing program, although we do not guarantee rentals, we do run a rental program, please make enquiries for full details. We have made the system very easy for potential guests to book a villa online via our web site.
Owner Bookings
It is imperative that all owner bookings and reservations are notified to Floridaourvillas immediately to firstly ensure your house is available, and secondly reserve your dates on our system.
Federal, State, County and City Regulations
All aspects of the US Government regulate the use of your vacation home as a short term business venture, and you will need to apply to each department for various purposes.
Federal:
TIN number to register you as a US tax payer for foreign investors and Social Security numbers for US citizens. Each year you will be required to submit a US tax return regarding the income generated from the home. For US citizens a form 1099 should be produced showing the income generated from the home to include with your federal tax return, and a form 1042S for foreign investors. It is recommended that you engage a US accountant to produce the tax return for your home. We will be happy to refer you to a qualified Accountant if needed.
State:
Sales Tax number required for payment of sales taxes to the state on the rental income received from operating as a short-term rental home. This amount is currently 7% and a one off $50.00 application fee is required.
State Licence:
A license issued by the State allowing the home to be operated as a short term rental business is necessary. Before this license is issued the house will be inspected by an officer of the Division of Hotels and Restaurants to ensure that it complies with the regulatory codes in force by the State of Florida. The initial license is $220.00 with an annual renewal of $170.00.
County Tax:
A Tourist Development Tax number is required for payment of the county sales taxes from the rental income received from operating as a short-term rental home. Each county can differ on the percentage they require but for example in Osceola County the rate is currently 6% and in Polk County it is 5% with a one off $5.00 application fee.
County Licence:
County License is also required for the operation of the home as business, and this application can only be made once you have received the State Licence and the State sales tax numbers. No additional inspection of the property will be made as the proof of a State License demonstrates the property has passed the regulatory standards required. An annual renewal of $30.00 is required each September.
City:
A City license is only required if the house you choose to purchase falls within City limits. This is a $50.00 per year license renewable each September
