  1. Do I get to choose the exact home I will be staying in?

    Yes, with FloridaOurVillas Vacation Homes, the homes you see on the website are the specific homes you will stay in.
  2. How do I check in to the home?

    You may go directly to the home when you arrive in the Orlando area. Thirty days prior to your arrival you will be sent the directions and a key code to your vacation home, using our lock box system you will find the keys inside the box.
  3. What time can we CHECK-IN?

    Check in time is strictly after 4pm. All homes are professionally cleaned prior to your arrival and then checked. Please respect our efforts to make yours a perfect arrival. Any requests for an earlier check in should be arranged with the home owner who will inform US or directly by calling us ahead of your arrival.
  4. What time is CHECK-OUT?

    Check out time is strictly by 10.30am. There will be no exception to this unless a prior arrangement has been made.
  5. What do we need to do at CHECK OUT TIME?

    We just ask that you lock up the home and place the key back into the lock box at the home. Our staff will take care of the rest.
  6. What is your MINIMUM LENGTH OF STAY?

    We do not accept bookings for less than 4 nights. The end of stay clean must be paid for at 4 nights or less.
  7. What is your DEPOSIT POLICY?

    We require an initial USD $250 Booking Deposit to secure your dates. We also require a $300 minimum Security Deposit at the time of final payment. This can be authorized against a credit card and will not be charged without your knowledge.
  8. How can we PAY for our reservation?

    We accept all major credit cards. You can pay online using our secure server or you can contact one of our Reservation team to make your payment by phone. We do also accept personal checks.
  9. Are there any TAXES to pay?

    Depending on which county, there is a 12% tax to pay for Polk and 13% for Osceola Counties.
  10. What are your REFUNDS AND CANCELLATIONS policies?

  11. When do I make my final payment?

    This should be made one month prior to your arrival. The security deposit of $300 is also taken at this time. All instructions and access details will be sent to you then.
  12. How many people can we have in your property?

    All of our homes are licensed through the DBPR in Tallahassee which means 8 people maximum for any 3 bedroom, 10 for any 4 bedroom, 12 for any 5 bedroom and 14 for any 6 bedroom.
  13. Do you provide PARKING AT THE HOMES?

    Most driveways will take 2 vehicles, if there are 3 one may have to park on the roadside, never on the grass. Most sub -divisions are deed restricted and will NOT permit RVs or boats. Please check before bringing any kind of larger vehicle or trailer.
  14. Are the homes non-smoking?

    Yes, all our homes are non-smoking. Guests are permitted to smoke on the patio area outside, Failure to comply with this and charges may be incurred from your security deposit.
  15. DO you accept PETS?

    We are sorry but we do not allow pets.
  16. Do you provide CRIBS, HIGHCHAIR AND SOFA-BEDS?

    Yes, please make enquiries.
  17. Do we need POOL HEAT?

    We recommend that pool heat is chosen between the months (October through May) if you intend to use the pool. Pool heat is preset to the desired temperature. If the home provides a pool blanket it should be placed over the pool when it is not in use to retain the heat (especially overnight!).Please note that, in extreme weather conditions (below 55°F), electrically heated pools will not operate. While we take every precaution to ensure that pools are heated as specified, weather conditions may (rarely) affect the temperature of the pool. Please see the Terms and Conditions page for more details concerning Pool Heat charges. Many of the properties also have spa pools; Guests should note that a spa pool (or raised spa) is not a hot-tub. The temperature of a spa pool is typically set at the same level as the main pool. Guests should not expect hot-tub like temperatures to be available on spa pools.
  18. Do you have TELEPHONES IN THE HOMES?

    All our homes have phones in them and all of our homes offer free local calls; You can purchase and use a phone card for long distance calls.
  19. What happens if we lose the key to our vacation property?

    Should you lose the key please contact our office immediately. Your security deposit will be charged for the purchase of a new key.
  20. What should I do if there is a problem?

    We encourage all guests to contact us at the office immediately if there is an enquiry or problem. Our numbers are posted around the home in several locations, including the Information Book. If you have arrived after hours or on the weekend, then please use the emergency cell phone number. We do respectfully request that you only call for genuine issues out of ours and that all other reports or requests be held for the business hours of 9am-5pm Monday through Friday. Someone will get back to you ASAP or if you have reported a fault or maintenance issue, a repair order will be set in motion if you leave the details on the office voicemail. Thank you so much for your co-operation. We appreciate your taking care of our homes and in turn, it is our aim to take care of the homes for you.
  21. Do you provide CAR RENTAL?

    Yes, please have a look HERE.
  22. Do we need TRAVEL INSURANCE?

    Yes we recommend that all travellers have there own insurance.
  23. Can we have a party in the VACATION HOME?

    No we do not encourage parties out of respect for the neighbours and home owner.
  24. Can anyone check on the property during our stay?

    Yes. We have ongoing services related to the running of the property and may require access, however, it is our policy to be discreet and to allow as much privacy as possible.
  25. What do I need to bring with me to my vacation home?

    Each vacation home has been carefully furnished and equipped to ensure that you have a terrific vacation. Amenities included in every vacation home are as follows:
    • Air conditioning
    • Bed linens and pillows
    • Private and optionally heated pool on pool homes
    • Private and optionally heated spa pool
    • Cable or satellite TV
    • FREE local phone calls
    • Internet / wireless connections (most homes)
    • Washer/Dryer

    • Fully equipped kitchen including:
    • Stove/cooker/range
    • Refrigerator and freezer
    • Dishwasher

  26. Do I need to bring TOWELLS & LINEN?

    We do provide linen & towels. Each home has two sets of linen for each bed and ample towels; You may wish to bring beach towels if you are taking a trip to the beach.
  27. Can I extend my stay?

    Yes, simply contact one of the reservations team who will assist you, subject to availability.
  28. Is there daily housekeeping available?

    We can offer a mid stay clean once or twice during your stay. If you are interested then please enquire and we will give you the details. We do ask that you tidy your personal belongings and vacate the property at 9am on the day of your choice. There will be a charge for this service.
  29. Are you in ORLANDO?

    Our homes are located in Davenport and Kissimmee, close to Walt Disney World and very convenient for Orlando.
  30. How far are you from THE CONVENTION CENTER?

    Our homes are located within a 25 minute drive of the OCCC.
  31. Are you located near the BEACH?

    Cocoa Beach can be reached within an hour and Clearwater Beach is within a 1.5 hour drive.
  32. Is there a Jacuzzi / Spa?

    Many of our homes have an in ground spa which some people call a Jacuzzi. Not all of these can be heated separately from the pool heating and only selected spas can be heated to 102 degrees for example. A hot tub is a portable spa which is completely separate from the swimming pool. This can be set for jet bubbles and the recommended temperature of 102 degrees.
  33. Is the POOL HEATED?

    All of our pools have either and electric or a gas heater. Pool heating is charged at $25 daily and must be paid for prior to your arrival in resort. If you decide to have the pool heating turned on after checking in, there will be a $25 call out charge. Remember also that it normally takes a day to heat the water. The ability of electric pool heaters to work effectively in colder temperatures is a fact and this should be taken into consideration when reserving pool heating. Refunds cannot be made as the weather and temperatures cannot be predicted.
  34. How close will my home be to Walt Disney World?

    All our homes are within a 20 minute drive to WDW and most are within 10 minutes.
  35. What happens if I leave personal items behind?

    You must report it to our office straight away; every effort will be made to recover personal items. There is a standard $25 charge to ship left items to guests, and this may cost more depending on weight.
  36. What will the weather be like when we arrive?

    While we can't guarantee exactly what the weather will be like, but we do have a pretty clear idea of how the weather will be for the period that you stay, based on the monthly averages kindly provided by the Weather Channel.

Please note that, because of the sub-tropical nature of Florida's climate, rain storms can be sudden and heavy. So in the peak months of rainfall (June through September), rain typically falls daily in the afternoon for a short period before clearing to give superb weather.
